The aim of the Law is to guarantee consumers protection and to improve the quality of the professional sector of real estate agents and for this purpose the Law creates a public registry in which any agent or agency will need to be registered.
From October 2023, New legislation has been introduced into the Valencian Region of Spain (Andalucia, Madrid and Catalonia already have this) and is highly likely that Murcia region will follow.
It will be essential to be certified which includes undergoing extensive training and testing and an extensive code of ethics, to ensure that the agent is fully competent to advise on real estate transactions both for sales and rental purposes. The agency must also carry the necessary insurances that protect their clients.
